Britain's Most Expensive Seaside Locations Revealed.

St Mawes and The Roseland Peninsula remains in the top 10 of Britain’s most expensive coastal locations and wins the top spot for having the biggest house price increase over the last five years.

St Mawes has long been regarded as one of the UK's most exclusive coastal locations and, in recent years, has cemented its status as one of the country's most sought-after seaside destinations.

The Lloyds Coastal Homes Review tracks house price movements in 197 coastal locations in Great Britain. The review is based on house price data from the Land Registry and Registers of Scotland. The most recent review was published on 26th May 2025.


Across Britain, the average price of a home by the sea now stands at £295,991 – down 1% year-on-year. Despite this recent small dip, prices in coastal towns are up by 18% over the past five years. In premium locations, it’s an increase of 37% – adding £168,408 to the cost of a typical high-end coastal home. St Mawes leads the nation for house price growth over the past five years, recording a 68% increase – the highest of any coastal location – adding £222,602 to the average value of the typical property.

Brighton saw the highest combined value of coastal home purchases over the last year, with deals totalling just over £927 million. This was followed by Plymouth (£810 million) and Poole (£802 million). Overall, the housing market for coastal locations in Great Britain was worth around £21 billion last year.

Amanda Bryden, Head of Mortgages for Lloyds commented: “Coastal living continues to hold a special appeal – whether it’s the lure of sea views, sandy beaches, or a slower pace of life. Our latest research shows the most exclusive seaside spots still command premium prices. In some of the UK’s most desirable coastal towns, average prices have dipped slightly over the past year. But, over the longer term, values remain significantly higher – especially in the South-West, where demand from lifestyle movers continues to shape the market”.


Based on Land Registry House Price Data 12 months to January 2025, St Mawes remains firmly in the top 10 of Britain’s most expensive coastal locations, ranking 6th overall with an average house price of £552,198. Sandbanks once again claimed the crown as Britain’s most expensive coastal location. Research from Lloyds revealed the average home in the exclusive Dorset enclave now costs £965,708, putting Sandbanks firmly first in the top 10 coastal property league. Eight of the top ten most expensive seaside towns are in the South-West, underscoring the region's continued appeal.

Mark Willson, Director of H Tiddy said: "While the Lloyds Coastal Homes Review quotes St Mawes, its data is an overview of average house prices across the wider Roseland Peninsula (TR2 5 postcode). Looking specifically at St Mawes only, based on H Tiddy's long-term experience and local knowledge, for the period January 2024 to January 2025, the average house price in St Mawes stood at £2,052,727, equating to £1,051 per square foot. However, this figure is significantly skewed, as over 70% of property transactions exceeded £1 million, reflecting the continued demand for premium coastal properties in the area."

Mark went on to say: "Historically, average property prices in St Mawes have tended to hover between £1.1 million and £1.2 million, suggesting that the current figure represents a sharp, likely temporary increase—driven by a small number of high-value sales rather than a uniform market shift."
