What Do Miami, Dubai, St Tropez and St Mawes Have in Common?

What Do Miami, Dubai, St Tropez and St Mawes Have in Common?

According to new analysis by local and established property specialists, H Tiddy, they rank among the strongest-performing waterfront property markets of recent years, with St Mawes recording 74% house price growth since 2019.

At first glance, Miami, Dubai, St Tropez and St Mawes appear to have little in common. One is a global financial and tourism hub. Another is one of the world's fastest-growing luxury property markets. St Tropez has long been synonymous with Mediterranean glamour and international celebrity.

Then there is St Mawes, a picturesque harbour village tucked away on the tip of the Roseland Peninsula in South Cornwall. Yet when it comes to property performance, the comparison is becoming increasingly relevant.

Analysis by H Tiddy has revealed that average house prices in St Mawes have increased by approximately 74% since 2019, placing the village among the strongest-performing waterfront property markets analysed and ahead of a number of internationally recognised coastal destinations.

Long regarded as "Britain's St Tropez", St Mawes is increasingly attracting attention for more than its sailing waters, acclaimed restaurants, and spectacular scenery. The village's unique combination of lifestyle appeal and extreme scarcity has helped create one of the most resilient and exclusive housing markets in the United Kingdom.

House Price Growth Since 2019 for Selected International Coastal Destinations
Among the waterfront destinations analysed, only Miami and Dubai recorded stronger growth over a comparable period. The findings challenge the perception that exceptional property performance is confined to the world's largest luxury markets. Instead, they highlight the growing appeal of smaller lifestyle destinations where supply is naturally constrained and demand continues to strengthen.

Selected Global Coastal Property Average House Price Comparison
What becomes clear is that St Mawes continues to offer relative value when compared with many of the world's most established waterfront destinations, despite delivering exceptional house price growth over recent years.

Why St Mawes Continues to Defy Expectations
Mark Willson, Director of H Tiddy and Fine & Country Mid West Cornwall, has spent the past 20 years specialising in the St Mawes property market. Under his leadership, the company has achieved an average market share of more than 85% across the village over the last six years. He believes the village's unique combination of scarcity, lifestyle and international appeal continues to underpin demand.

"St Mawes is a fascinating niche market within its own enclave because it remains something of a hidden gem. Those who get to know it tend to fall in love with it, but compared to many international waterfront destinations it still flies under the radar.

Of course, St Mawes is not Miami, Dubai or St Tropez. It does not seek to be. What makes our exclusive village exceptional is that the supply of prime property is genuinely finite. For instance, there are only twelve homes in St Mawes where the garden extends directly to the foreshore without a road or public footpath separating the property from the water. Once those homes are owned, they rarely come to the market.

At the same time, St Mawes offers many of the qualities buyers seek in the world's great waterfront destinations. We have our own microclimate, outstanding sailing waters, award-winning restaurants and hotels, a vibrant and friendly year-round community, beaches and memorable coastal walks, spectacular scenery in addition to a long-standing connection with the Royal Family through the Duchy of Cornwall and regular royal visits to the village.

When you combine that lifestyle offering with such extreme scarcity, it is easy to understand why demand remains so resilient. Personally, I believe there remains significant long-term potential for significant house price growth because opportunities to create additional prime waterfront homes are exceptionally limited."

The Scarcity Factor
Unlike many coastal destinations, St Mawes is constrained by geography and a protected coastline within an Area Of Outstanding Natural Beauty.

That scarcity is one of the reasons the village has proven so resilient over time. There are only a handful of true waterfront homes. Even fewer offer direct access to the foreshore. Combined with increasing demand for lifestyle-led property, these constraints have helped create one of the most exclusive housing markets in the United Kingdom.

For buyers, that scarcity is increasingly important. While many waterfront destinations around the world continue to expand, the supply of prime homes in St Mawes remains largely fixed.

Britain's Best-Kept Secret?
For decades, St Mawes has been quietly admired by sailors, entrepreneurs, distinguished business leaders, high-net-worth individuals and discerning holiday-home owners. The latest data suggests that admiration is increasingly being reflected in property values.

While comparisons with St Tropez may continue, St Mawes' greatest strength may be that it offers something entirely unique: a world-class waterfront lifestyle, remarkable scarcity and proven house price growth, all within one of Britain's most beautiful coastal settings.

St Mawes may still be one of Britain's best-kept secrets. Yet as demand for exceptional waterfront living continues to grow, it is becoming increasingly difficult to overlook.
