A Summer of Property Success Across the Roseland

While the school holidays were in full swing and the Roseland was enjoying some exceptional summer weather, Team Tiddy was working hard behind the scenes.

Over the summer school holidays, we launched more than £14.4 million of property, agreed sales worth nearly £12 million, exchanged contracts on more than £7 million, and completed on around £6 million of property across the Roseland Peninsula.

The figures provide an interesting snapshot of our local property market. Buyers are certainly more selective and price-conscious than in recent years, but committed purchasers remain active where properties are correctly priced for current market conditions, well presented and effectively marketed. Perhaps most encouragingly, the properties launched by H Tiddy during the period which subsequently secured buyers achieved approximately 99.7% of their combined guide prices.

In a market where buyers have considerably more choice, that is a particularly positive result. It demonstrates that realistic pricing does not necessarily mean accepting a substantial discount. Getting the initial positioning right can attract serious buyers, generate confidence and ultimately help achieve a sale very close to the guide price.

Over £14.4 Million of Property Launched
The combined guide prices of properties launched by H Tiddy over the summer totalled more than £14.4 million, with a select number also introduced on a discreet basis. Our new instructions ranged from village cottages and apartments to substantial coastal and country homes across St Mawes and the Roseland Peninsula.

Several secured buyers remarkably quickly, including Ashby Villa in Tregony, Clifton House and Kinpol in Portscatho, 1 The Old Malthouse in Ruan Lanihorne and The Mawrings in St Mawes.

Nearly £12 Million in Sales Agreed
Sales activity was spread across the market, from smaller village properties through to substantial coastal homes, demonstrating that committed buyers are still prepared to move when the right property becomes available.

One particularly interesting example was Cove Cottage in Portloe. Having previously been marketed at around £600,000 without generating meaningful interest, the property was repositioned with a guide price of £550,000. The revised pricing attracted several interested buyers, created competition and ultimately resulted in a sale being agreed significantly above the realigned guide price.

It is a useful example of why a price reduction should not necessarily be viewed simply as taking money off a property. Sometimes the right adjustment can introduce a home to a completely new group of purchasers, encourage previous interested parties to reconsider and, most importantly, create competition.

Responding to a Price-Sensitive Market
Across the summer, properties repositioned by H Tiddy had combined original asking prices of just over £15 million. Following strategic adjustments, their combined asking prices stood at £13.24 million; an overall reduction of approximately £1.81 million, or 12%.

Those are significant figures, but the subsequent results demonstrate why correct positioning matters. Byways in St Mawes secured a buyer within six days of being repositioned, while 11 Beach Hall in St Mawes also went under offer after its revised guide generated renewed interest.

Cove Cottage provides another example of the same principle: a more competitive guide generated increased attention and competition, ultimately resulting in a sale being agreed above the revised price. In a market where buyers have more choice, creating interest and competition can be considerably more effective than maintaining an asking price which is failing to generate activity.

Agreeing a sale is, of course, only one part of the process.During the school holidays, H Tiddy exchanged contracts on property worth more than £7 million, while completed sales exceeded £6 million.

A sale is not legally binding until contracts are exchanged, and surveys, lending requirements, legal enquiries and chains can all affect its progress. That is why active sales progression remains such an important part of our service. Regular communication with buyers, sellers, solicitors and other agents can make a considerable difference in keeping transactions moving towards exchange and completion.

The figures point towards an active but increasingly considered property market. Buyers continue to act when they recognise the right combination of location, condition, presentation and value. However, increased choice means purchasers are comparing properties carefully and can take longer to make decisions.
