Sold by H Tiddy! The Bay House, St Mawes, Cornwall

Following a notification from the sellers solicitors that completion had taken place, we were delighted to hand over the keys today to the thrilled new owners of this distinctive and stunning detached coastal home, located in a grandstand position in the exclusive Cornish coastal village of St Mawes.

Acting as sole agents on behalf of the sellers, The Bay House was marketed by H Tiddy at a guide price of £3,250,000. Following a third viewing on 15th November, negotiations commenced on 16th November resulting in a sale agreed subject to contract and survey on 19th November.

Sales memorandums were issued on 20th November when a contract was immediately issued on the same day by the sellers solicitors to the buyers solicitors. Searches were paid for by the buyers on 21st November and on the same day the buyers solicitors applied for relevant searches. Contracts were exchanged on 18th December with a completion date of 16th January.

Mark Willson, Director at H Tiddy, commented: "upon handing over the keys to the delighted new owners today, they commented on how seamless the buying process had been. This was made possible by the swift turnaround of enquiries between the two highly experienced solicitors along with the professionalism of the surveyors and related experts involved during the conveyance and buying process. Huge thanks to Jennie Petersson of Garrington Property Finders, Robert Eden of Bower Bailey (solicitor for the sellers), Julian Crosby of Dowling Dodd Surveyors, and Julia Suarez of Knights Plc (solicitor for the buyers)."
